Safeguarding Seniors in Property Transactions Amid Rising Vulnerabilities
Pleased to be quoted in STOMP’s latest coverage of a troubling case where property agent ‘Power James’ (Mr Ng Ser Leong) was fined $6,000 and suspended for seven months by the Council for Estate Agencies (CEA) for serious misconduct.
The agent exploited an elderly woman in her 80s with advanced dementia by obtaining her thumbprint on blank HDB flat sale documents without her knowledge or consent—highlighting the urgent need for stronger safeguards in dealings with vulnerable seniors.
In the article, I emphasized proactive estate planning as a key defense: “The proper procedure would have been to get the court to appoint someone as deputy if there is no lasting power of attorney. It is advisable to get a lasting power of attorney done when one is still mentally sound for about $200, instead of having to get a court order later, which would cost about $4,000.”
While such exploitative cases remain uncommon—thanks to lawyers serving as ethical gatekeepers in property sales— they serve as a stark reminder to act early.
